You are hereby notified that on August 17, 2016, Plaintiff, FIRST CITIZENS COMMUNITY BANK, Successor in Interest to First National Bank of Fredericksburg, filed a Praecipe for Writ of Execution, Notice of Writ of Execution and Notice of Sheriff Sale, against you in the Court of Common Pleas of BERKS County, Pennsylvania, docketed to No. 2016-01662. On August 18, 2016 the Writ of Execution was issued by the Prothonotary’s Office of the Court of Common Pleas of Berks County, Pennsylvania to the above docket number. The Writ directs the Sheriff of Berks County, Pennsylvania to sell the real estate of Gene T. You may be able to petition the Court to set aside the sale if the bid price was grossly inadequate compared to the value of your property.

If the amount due from the Buyer is not paid to the Sheriff, you will remain the owner of the property as if the sale never happened.

You have a right to remain in the property until the full amount due is paid to the Sheriff and the Sheriff gives a deed to the buyer. At that time, the buyer may bring legal proceedings to evict you.

You may be entitled to a share of the money which was paid for your house. A schedule of distribution of the money bid for your house will be filed by the Sheriff on February 6, 2017. This schedule will state who will be receiving that money. The money will be paid out in accordance with this schedule unless exceptions (reasons why the proposed distribution is wrong) are filed with the Sheriff within ten (10) days after February 6, 2017.
